Dear Homeowners:

The Board of Directors of the La Canada Norte have agreed to the following effective September 1, 2023.

The fines for violating the 72-hour rule are increased to one hundred dollars ($100) per day. There will be no limit on the number of days fined.

The 72-hour rule states, effective October 22, 2019. To allow resident RV’s, travel trailers, cap campers, boats and fifth wheel campers to be on the property for a period, not to exceed seventy-two (72) hours, for the purpose of cleaning and loading, at which time the vehicle must be removed.  In addition, you will also be given a period, not to exceed seventy-two (72) hours, for the purpose of cleaning and unloading, at which time the vehicle must be removed.

All other trailers, the fine of one hundred dollars ($100) per day will be imposed on the second day a trailer is on a homeowner’s property, UNLESS the trailer is needed for construction/work purposes and will be needed on the property for a length of time.  A letter will be required to the HOA informing them of your project. No letter is needed if the trailer will be on the homeowner’s property for a one day clean up. There will be no limit on the number of days fined.

The fines for lawn maintenance will remain at twenty-five dollars ($25.00) per day starting seven days from the day of receipt of the second letter. There will be no limit on the number of days fined.  Please contact the HOA if there are any issues.

Dear La Canada Norte Homeowner:

The Board of Directors have been reviewing recent home sale listings and found serious flaws in realtors descriptions of the amenities that the prospective home owner could expect to have on the property. The realtors are grossly misleading the purchasers with misleading information that is inconsistent with the La Canada Norte CC&R’s.

The Realtors are including statements that the prospective buyer is allowed to have  RV’s, trailers, campers, cap campers, storage trailers and boats without the proper RV port structures as defined in the aforementioned above paragraph. All homeowners are responsible for the contractual language in the advertising describing the property they intend to sell.

The contents of the description should include only the rules set forth by the By Laws and CC&R’s of the La Canada Norte HOA, i.e., RV’s, trailers, boats, campers, cap campers and storage trailers can only be stored on the property if the property contains a RV port structure which must be attached to the house.

THIS LETTER IS IN RESPONSE TO MY STATEMENT AT THE LA CANADA NORTE HOA ANNUAL MEETING OF JANUARY 22, 2022.

I STATED THAT WE WILL NO LONGER SUBSIDIZE PAYMENTS TO OUR ATTORNEY FOR RESIDENTIAL DISAGREEMENTS BETWEEN THE BOARD OF DIRECTORS OF THE LA CANADA NORTE HOA AND THE ARCHITECTURAL CONTROL COMMITTEE.

THE BOARD OF DIRECTORS FROM THIS POINT ON WILL DIRECT YOUR COMPLAINTS, IF NOT SETTLED BY THE HOA, TO OUR ATTORNEY AND FROM THAT POINT ON ALL CORRESPONDENCE MUST BE BETWEEN THE HOA ATTORNEY AND THE RESIDENT’S ATTORNEY.

THE PRESIDENT FEELS THAT IT IS UNFAIR FOR THE HOA TO PAY LEGAL FEES FOR RESIDENTS THAT HAVE DISAGREEMENTS WITH THE HOA.

GOING FORWARD THIS SHOULD BE HANDLED BY THE LEGAL SYSTEM. ALL HOA COMPLAINTS IN THE STATE OF ARIZONA ARE SPELLED OUT IN THE ARIZONA REVISED STATUTE AND ARE HANDLED BY THE ARIZONA SUPERIOR COURT.

Notice to all homeowners, as of this date, the following will be permitted within the community of the La Cañada Norte HOA. Contents will be allowed to be on your property and the following regulations will apply:

  1. The contents must be stored behind your gates and walls and cannot be seen in any way from any street within the La Cañada Norte HOA community.
  2. This does not include or allow RV’s, campers, cap campers, boats or storage trailers of any kind. They must be stored in an RV port.
  3. If a neighbor contacts the La Cañada Norte HOA and complains or has an objection to your contents, the Board of Directors will review the request and a letter will be sent advising you of their findings.
  4. Pictures from drones or Google Earth will NOT be accepted.

No anonymous letters or phone calls will be accepted by the La Cañada Norte HOA. All letters of complaint must be signed and mailed to:

All disputes between homeowners (neighbors) will be considered a civil matter and CANNOT be adjudicated by the La Cañada Norte HOA. Matters of this nature will come under the purview of law enforcement.

Repairs, Construction and Painting, 10/10/2020

If you, as a homeowner, are contemplating repairs, construction or painting to your home, fill out a “Modification Form” to be completed and submitted to the La Cañada Norte HOA at:

Please notify the La Cañada Norte HOA of your intent and a brief description of your project. If you are painting your home, please provide color samples of your wall and trim colors.

The La Cañada Norte HOA Board of Directors as well as the Architectural Committee will then notify you by mail as to their decision


New Policy Implemented, Effective 10/22/2019

The Board of Directors of the La Cañada Norte HOA have agreed to the following, effective immediately. A new policy has been implemented, as an exception, to allow for resident RV’s, travel trailers, cap campers and fifth wheel campers to be on the property for a period, not to exceed seventy-two (72) hours, for the purpose of cleaning and loading, at which time the vehicle must be removed. In addition you will also be given a period, not to exceed seventy-two (72) hours, for the purpose of cleaning and unloading, at which time the vehicle must be removed.

Friendly Reminder to All HOA Members

A few reminders of requirements in our CC&R’s

Owners are to maintain their lot in a neat and clean manner.

All garbage cans, etc., are to be concealed from view of neighboring lots or streets.

No motorized or non-motorized vehicle of any type shall be kept anywhere upon the lot unless it is located entirely within the carport or garage of the respective owner.

All owners shall park their vehicles either on their driveway or within their respective carports or garages only.


Other Notes

Please trap rather than put poison out in your effort to get rid of a target pest. Poison placed outside can be consumed by creatures other than your target pest or can be poisoned by consuming your target pest which has eaten the poison.

It is bad policy to feed wildlife. They can become dependent on such feedings to the point they will not survive if/when such feedings are discontinued.
